USER AGREEMENT

This User Agreement ("Agreement") is a legal agreement between you and Gllit Technologies FZCO ("the Company," "we," "us," or "our"), governing your use of our website gllit.com and our mobile applications (together, the "Site") and the services we offer through the Site (the “Services").

ACCEPTANCE OF TERMS

By using the Site and Services, you agree to be bound by the terms and conditions of this Agreement, together with any policies, guidelines, or supplementary terms referenced in or incorporated into this Agreement, including our Privacy Policy and, if you list a property as a registered real estate agent, the Gllit Agent Listing Terms and Conditions that you accept as the final step of the listing process (the "Agent Listing Terms"). The Agent Listing Terms form part of this Agreement for agent users and, on any matter specific to agent conduct, listing accuracy, or commission, prevail over this Agreement to the extent of any conflict. If you do not agree to any of these terms, you may not use our Site or Services.

ELIGIBILITY

You must be at least 18 years old and capable of forming a legally binding contract to use our Site and Services. If you are under 18, you may use our Site and Services only with the consent and supervision of a parent or legal guardian who agrees to be bound by this Agreement. If you are registering as a real estate agent, brokerage firm representative, or developer, you additionally warrant that you have the corporate or professional authority to bind the licensed entity you represent.

THE SITE AND SERVICES

Gllit connects property owners, real estate agents, developers, buyers, and tenants so that they can find and transact on property in the UAE. The Site offers three distinct listing tracks, clearly labelled and separately filterable:

  • Direct from Owner — property owners and landlords list their property and deal directly with buyers and tenants. Gllit does not act as a broker on these listings and does not charge any commission on deals arising from them.
  • Verified Agent — licensed real estate agents and brokerage firms list on behalf of property owners and developers, subject to the Agent Listing Terms. These listings carry a commission, which is discounted by a minimum of 20% off the standard prevailing market commission as set out in the Agent Listing Terms.
  • Direct from Developer — Developers can list their units and inventory, separately labelled as "Direct from Developer", and deal directly with buyers. Gllit does not act as a broker on these listings and does not charge any commission on deals arising from them.

Gllit itself is not a real estate broker or agent and does not participate in any transaction as principal. Gllit does not charge a commission on any deal. Where a deal involves a Verified Agent listing, the commission is payable by the relevant party to that agent directly, on the terms disclosed on the listing and in the Agent Listing Terms.

"Direct from Owner”, "Direct from Developer", and “zero-commission”, or any terms that imply these, should be used only when genuinely applicable. Using these terms fraudulently may result in consequences mentioned in the Agent Listing Terms.

Where a competent Emirate-level authority (for example, RERA in Dubai) requires a QR code, permit number, or other regulatory marker to be displayed on a listing, that requirement applies as directed by the relevant authority and, where it applies to agent-submitted listings, compliance is the agent's responsibility under the Agent Listing Terms.

The Site also provides, or may in future add, allied services such as legal help, mortgage assistance from banks, and listings of home-improvement and home-maintenance service providers (including interior designers and movers).

Some Site features are free, some may require subscription, and some may carry a one-time charge. Users can browse the Site without registering, but registration and, where applicable, subscription are required for certain features. You agree to provide accurate and complete information when using the Site, to keep your account credentials confidential, and to notify us immediately of any unauthorised use of your account.

LIST PROPERTIES FOR RENT OR SALE (BY OWNER OR LANDLORD)

  1. You warrant that you are the sole owner of the property, or otherwise hold valid authorisation from the owner(s) to list it on the Site.
  2. You warrant that you are not a licensed real estate agent, broker, or developer listing in that capacity, and that you are listing this property as its genuine owner or authorised landlord.
  3. You agree to:
    1. provide accurate, current, and complete information about the property (location, features, pictures, title deed, and any other information the Site requires);
    2. provide genuine and accurate identity documents as required;
    3. keep viewing availability up to date; be contactable by other users via chat, viewing requests, or video calls;
    4. respond to such requests and messages;
    5. honour viewing or video-call appointments you fix, whether made through the Site or otherwise;
    6. and deactivate or remove the listing once the property is sold or rented (Gllit is not liable if you fail to do so).

LIST PROPERTIES FOR SALE (BY REAL ESTATE DEVELOPER)

  1. You warrant that you are a developer holding a valid licence from RERA (or the equivalent competent authority in the relevant Emirate).
  2. If a project or unit is off-plan, you warrant it is registered with the relevant authority.
  3. You warrant that you are not listing as a real estate agent or broker.
  4. You agree to:
    1. provide accurate, current, and complete information about the property (location, features, pictures, title deed, and any other information the Site requires);
    2. provide genuine and accurate identity documents as required;
    3. keep viewing availability up to date;
    4. be contactable by other users via chat, viewing requests, or video calls;
    5. respond to such requests and messages;
    6. honour viewing or video-call appointments you fix, whether made through the Site or otherwise;
    7. and deactivate or remove the listing once the property is sold (Gllit is not liable if you fail to do so).
  5. As required by the competent authority, you must obtain approval for every listing and display the relevant permit number on all listings.

LIST PROPERTIES FOR SALE OR RENT (BY REGISTERED REAL ESTATE AGENT)

  1. You warrant that you are a licensed real estate agent or broker, or an authorised representative of a licensed brokerage firm, registered with the relevant regulatory authority in the Emirate where the property is located.
  2. Your use of the Site to list property, your conduct, your listing accuracy obligations, your commission and discount obligations, your media and marketing obligations, and the consequences of breach are governed by the Agent Listing Terms, which you accept at the point of listing and which are incorporated into this Agreement.
  3. In addition to the Agent Listing Terms, the general obligations in this Agreement applicable to all users of the Site — including the Restrictions, Limitation of Liability, and Indemnification sections below, and Gllit's Privacy Policy — apply to you.
  4. You must not present, tag, or describe any listing you submit as an agent as "Direct from Owner" or "Direct from Developer" or as zero-commission.

BUYERS AND TENANTS

  1. You are solely responsible for conducting due diligence on any property you are interested in purchasing or renting, and for verifying whether a listing is owner-direct, developer-direct, or agent-represented before proceeding.
  2. You agree to provide accurate, current, and complete information when making an offer to purchase or rent a property listed on the Site.
  3. You agree not to make any false, misleading, or fraudulent offer.
  4. You shall make only genuine viewing requests, video-call requests, cellular voice calls and send only genuine, relevant chat messages through WhatsApp and/or Gllit’s chat module — no spam, junk, or promotional messages.
  5. You agree to honour viewing or video-call appointments you fix, whether made through the Site or otherwise.
  6. Where a listing is agent-represented, you acknowledge that any commission payable to the agent is disclosed on the listing and governed by the Agent Listing Terms, and is separate from any subscription or service fee charged by Gllit.

ADDITIONAL SERVICES

The Site also provides, or may in future add, allied services such as legal help, mortgage assistance, and listings of home-improvement and home-maintenance service providers.

  1. You agree to provide accurate, current, and complete information when listing your services as a service provider on the Site.
  2. The additional services listed by service providers on the Site are rendered/delivered by those registered users and not by Gllit. Gllit does not verify these listings and makes no warranty as to their accuracy, completeness, or the performance of any service provider.
  3. As a seeker of allied services, you are solely responsible for conducting due diligence on any service provider you choose to contact.

AI-ENABLED TOOLS AND SERVICES

The Site provides generative-AI tools, including a text-description assistant and an image-enhancement tool, to help owners, developers, and agents prepare listings.

While Gllit strives for accuracy, AI-generated descriptions and enhanced images may contain errors, omissions, or inconsistencies. You are solely responsible for reviewing and verifying all AI-assisted content before publishing or relying on it, and Gllit is not liable for any loss or inaccuracy arising from its use.

Gllit uses an AI-assisted communications tool (AI Agent) on the customer support WhatsApp channel. The AI Agent answers general enquiries and can help shortlist properties matching criteria you provide. It does not make decisions about, or route your enquiry to, any specific agent, owner, or other user. You can ask to be connected with a human customer support agent.

SUBSCRIPTION FEE AND CHARGES

  1. Gllit does not charge a commission fee for connecting owners, buyers, and tenants directly through the Site.
  2. At present, no subscription or listing fee applies to any user type; all Site features are free to use. Gllit reserves the right to introduce subscription or listing fees for any user type, including registered agents, in the future, and will provide notice of any such change before it takes effect.
  3. Gllit reserves the right to charge fees for additional services, existing or future, including legal help, mortgage assistance, listing assistance, or advertising/featured placement, at its discretion.
  4. Where you are a registered agent, any wallet, prepaid balance, or fee arrangement specific to your listings is governed by the Agent Listing Terms.

RESTRICTIONS

You agree not to use the Site or Services to:

  1. Post or transmit unlawful, harmful, threatening, abusive, harassing, defamatory, vulgar, obscene, or otherwise objectionable content, or content invasive of another's privacy;
  2. Post or transmit content that infringes any patent, trademark, trade secret, copyright, or other proprietary right;
  3. Post or transmit content you do not have a right to make available under law or any contractual or fiduciary relationship;
  4. Post or transmit unsolicited or unauthorised advertising, promotional material, or solicitation;
  5. Impersonate any person or entity, or misrepresent your affiliation with one — including presenting an agent listing as owner-direct or misusing the zero-commission designation;
  6. Impersonate as a direct buyer or direct tenant, if you are an agent.
  7. Interfere with or disrupt the Site, Services, or any connected servers or networks.

You further agree not to:

  1. Use any automated device, software, or process to access, retrieve, scrape, or index the Site or its content;
  2. Transmit spam, junk email, surveys, or other mass messaging, commercial or otherwise;
  3. Violate any person's copyright, trade secret, privacy, or other intellectual property or proprietary right;
  4. Transmit or attempt to transmit viruses, worms, or other harmful code;
  5. Engage in any activity constituting a criminal offence or giving rise to civil liability, or otherwise violate applicable law or regulation.

LIMITATION OF LIABILITY

  1. Gllit is not responsible for losses, damages, or liabilities resulting from use of its Services, or for the acts or omissions of its users, including registered agents.
  2. Gllit is not liable for indirect, special, incidental, consequential, or punitive damages arising out of or in connection with this Agreement or use of the Services, whether or not advised of the possibility of such damages.
  3. Gllit is not a real estate broker. Property details on the Site are listed by registered users, including licensed agents, and Gllit does not verify listing details or the underlying regulatory status of any listing (including an agent's licence status), and makes no warranty as to their accuracy, completeness, or compliance with any Emirate's regulatory requirements.
  4. Buyers and tenants are responsible for their own due diligence before making an offer or closing a deal, including verifying whether they are dealing with a genuine owner or a licensed agent.
  5. Gllit is not responsible for disputes between buyers, sellers, tenants, landlords, or agents, including disputes over commission.
  6. Gllit may remove any listing from the Site at its sole discretion and without notice.
  7. Users who list properties, including agents, agree to indemnify, defend, and hold harmless Gllit, its affiliates, and their directors, officers, employees, and agents from claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising from inaccuracies or misrepresentations in their listings.
  8. Gllit is not responsible for the content or privacy practices of any third-party site linked from the Site, and encourages users to review the privacy policies of any site they visit.

INDEMNIFICATION

You agree to indemnify, defend, and hold harmless Gllit, its affiliates, and their directors, officers, employees, and agents from claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising from your use of the Services, your breach of this Agreement (including, for agents, the Agent Listing Terms), or your violation of any applicable law or regulation.

INTELLECTUAL PROPERTY

The Site and Services, including all content, software, graphics, and materials, are protected by copyright, trademark, and other intellectual property laws and remain the property of Gllit. You may not modify, reproduce, distribute, sell, or otherwise exploit any content on the Site except as expressly authorised.

TERMINATION

  1. Gllit may terminate this Agreement and your access to the Services at any time and for any reason, including a reasonable belief that you have violated this Agreement (including the Agent Listing Terms, where applicable) or any applicable law.
  2. You may terminate this Agreement by discontinuing use of the Services and closing your account.
  3. Termination does not affect obligations that by their nature survive, including any outstanding commission, fee, or wallet obligations under the Agent Listing Terms.

DISCLAIMER OF WARRANTIES

The Site and Services are provided on an "as is" and "as available" basis, without warranties a particular purpose, or non-infringement. Gllit does not warrant that the Site or Servof any kind, express or implied, including warranties of merchantability, fitness forices will be uninterrupted or error-free, or that defects will be corrected.

GOVERNING LAW AND DISPUTE RESOLUTION

This Agreement is governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. Any dispute arising out of or in connection with this Agreement shall first be subject to good-faith negotiation between the parties. If not resolved within thirty (30) days, the dispute shall be referred to the competent courts of the Emirate of Dubai, unless both parties agree in writing to refer the dispute to arbitration administered by the Dubai International Arbitration Centre (DIAC), conducted in English by a single arbitrator appointed under DIAC's rules, in Dubai, UAE.

GENERAL

By accessing the Site, you consent to this Agreement. If any provision is held invalid or unenforceable, that provision will be severed and the remaining provisions will continue to apply. Gllit's failure to enforce any provision, or to exercise any option to terminate, is not a waiver of that provision and does not affect Gllit's right to enforce it later.

NOTIFICATION OF CHANGES

Gllit may amend this Agreement from time to time. We will notify registered users of material changes. Continued use of the Site following such notice constitutes your acceptance of the updated Agreement.
